New bathroom in an extension or conversion

Putting a bathroom where there wasn't one before is a different project to replacing an existing one. There's no existing waste run to connect to, no supply pipes in the right place, no ventilation. Everything starts from scratch.

The planning stage matters here. Where the soil stack runs, where it exits the building, how the waste drains away: these decisions affect not just the plumbing but the building work around it. We think through the pipe routes before any walls go up or floors go down, because it's much harder to sort out afterwards.

We work on bathrooms in loft conversions, single-storey rear extensions, and garage conversions across Dorset, Devon and Somerset. Each of these has its own structural considerations. A loft conversion, for example, needs the soil stack extended vertically, which means working through the floors below. We plan for that from the start.

En suites and additional bathrooms

Adding an en suite to an existing bedroom is one of the most popular improvements homeowners make, and one of the most frequently done badly. The key question is where the waste goes. An en suite that drains into a soil stack on the other side of the house involves running a long waste pipe through a floor or ceiling, with enough fall to work. That's fine if it's designed in. A waste pipe with insufficient fall will block constantly.

We survey the property before quoting and work out the practical route. Sometimes a cloakroom or en suite is straightforward because there's a soil stack close by. Sometimes it needs a bit more thought. You'll know what's involved before any work starts.

What the installation involves

A bathroom installation is typically two phases. First-fix: supply pipes and waste runs roughed in, soil stack connections made, ventilation ducting routed. Then the builders, plasterers and tilers do their work. Second-fix: sanitary ware fitted, taps connected, shower valves fitted and commissioned, radiator or towel rail connected.

We carry out both phases and return for the second-fix when the room is ready. We also supply and fit the sanitary ware where required, or work with your own chosen suite. Either way, the plumbing and the finish are handled properly from start to end.
